Located in the heart of the former District 2 (nowaday is Thu Duc City), along the Mai Chi Tho Boulevard, Eaton Park offers quick connectivity to many areas of Ho Chi Minh City within 15 minutes.

Eaton Park is the latest iconic residential project in Thu Duc City by Gamuda Land, a leading Malaysian real estate developer. The project is situated on the frontage of Mai Chi Tho Boulevard, a key arterial road connecting the eastern area with the center of Ho Chi Minh City. It is about a 15-minute drive from District 1 (CBD of HCMC), positioned between the bustling city center and the modern lifestyle of the new urban area, with well-developed amenities and infrastructure.

Eaton Park is surrounded by major roads and key transportation projects, such as the Metro Line 1 (Ben Thanh – Suoi Tien), Vo Nguyen Giap (the former Ha Noi Highway), and the parallel road to the HCM – Long Thanh – Dau Giay Expressway. Additionally, in the future, the project will benefit from the three-level An Phu interchange, which connects the main roads at the eastern gateway. This interchange is expected to be completed by mid-2025.

Opposite Gamuda Land’s apartment project, according to the master plan, will be the Rach Chiec Sports Complex. This large-scale project aims to host international sporting events in the future. The sports complex has recently received approval for reactivation. If completed, this area will help attract more visitors through various sports activities.

According to Gamuda Land, all apartments at Eaton Park have unobstructed views. One side of the project faces Mai Chi Tho Boulevard, overlooking the city center. The other side faces the Rach Chiec Sports Center, which is currently an expansive green space surrounded by the Ba Dat Canal.

With this location, Gamuda Land representatives believe the project has significant long-term growth potential, thanks to Ho Chi Minh City’s transit-oriented development (TOD) model. This model uses public transportation infrastructure as the foundation for urban planning, driving the real estate market. Data from Savills shows that, over 10 years of development, the old Districts 2 and 9, with key projects like the Metro Line, Hanoi Highway, Thu Thiem Bridge, and Ba Son Bridge, have achieved an average annual real estate price growth of 15-18%.

Eaton Park is built on a 3.77-hectare land area, with six towers ranging from 29 to 39 floors, offering 2,052 residential and commercial units. The project’s architectural design is inspired by waves and geological movements, and the developer aims for it to become a landmark in East Saigon.

Currently, the developer is offering promotional policies for buyers. Buyers can pay 5% of the apartment value to sign a purchase agreement. The payment schedule extends up to 5 years. In the first 3 years, buyers need to pay a total of 30% in six installments until they receive the handover notice. Upon handover, residents pay an additional 35%. The remaining cost is divided into two installments of 15% each, payable over the following year.

Eaton Park is expected to launch next phase at the end of the year (Tower A1&A2), with an anticipated primary sale price of ~$5000 per square meter (net area). The maximum discount offered by Gamuda Land could reach up to 12%. The developer is committed to 24/7 construction and plans to hand over the apartments on or ahead of schedule by mid-2027. With tranparency legal, Eaton Park began foundation work in December 2023 and has since started phase one.
